What we offer

Professional Office Staff

Customer service is every RISE team member’s top priority. They ensure an experience for residents that is stress-free, frictionless, and memorable. To ensure this, RISE employees take required training courses in customer service, leadership, communication, career development and social responsibility through in-house, virtual, and hands on platforms.

Maintenance Response

The RISE standard is reflected most evidently in our maintenance teams who pride themselves on swift, thorough, and clean work. Residents can schedule maintenance requests directly through the resident portal online. This provides transparency, accountability, and a work-flow that benefits everyone.

Amenities

As both a developer and manager, RISE is intentional to select, design, and build amenities that residents not only appreciate, but allows them to thrive. RISE maintains that we offer residents more than a comfortable building – we offer a community in which to grow and flourish. Your priorities are our priorities.

At RISE we choose to reward that faith with a commitment to resident appreciation. Through regular events, curated occasions, and a tireless pursuit to develop and deliver unforgettable moments – we understand the privilege and responsibility we have as the backdrop of our residents’ lives.

Rental criteria

Thank you for your interest in our community. We value all applications for residency and ensure a comprehensive and equitable evaluation process using the following criteria:

 

Application for Residency: An application for residency must be completed and maintained for each person 18 and older who will be living in the apartment and/or contributing to the payment of rent. Proof of legal emancipation must be provided for any applicant(s) under 18. Where applicable, the applicant must be currently accepted/enrolled and in good standing with the College/University to qualify for residency.

Identification: All applicants must present a valid government-issued photo ID.

Occupancy: Occupancy standards are one (1) person per bed unless stated otherwise.

Rental History: A positive record of on-time payments, no balances owed, no history or default lease obligations nor violations of rules and regulations, and no damages are expected. Eviction within the prior five (5) years may result in denial.

Credit History and Criminal Background Check: As part of our application process, we partner with an independent screening agency. They will assess your consumer credit report and conduct a criminal background check. This includes reviewing your accounts, payment history, outstanding debt, and any relevant information about you, such as any previous unlawful detainer actions. All applicants and occupants 18 and older will be subject to a criminal background check. Criminal convictions may result in a declined application depending on the nature, number, and severity of the offense(s) and the time since the conviction occurred.

Income: Applicant(s) applying without a guarantor or guarantor waiver program, non-students, and guarantors must make three (3) times the market rent to qualify for residency.

Lease Guarantor(s): Guarantors are required on student housing properties unless the Applicant can qualify for credit on his/her own. Lease Guarantors may be accepted for income verification purposes only and must reside in the U.S. Guarantors must meet all income and credit qualifying criteria. Guarantors are jointly and severally responsible for the lease and will be required to sign a guaranty addendum. Guarantors are responsible for the entire lease and all assignments, renewals, modifications, or extensions.

Non-U.S. Citizens: Applicant(s) must provide a valid U.S. Citizenship (USCIS) document that entitles you to be in the United States in addition to a Passport or Visa. Acceptable forms include, but may not be limited to, I-551, I-766, and I-94. Foreign students with an F1 Visa must show USCIS document 1-20 and verify current enrollment in a U.S. school.

Unit/Roommate Assignment: Room assignments and move-in dates are based upon availability after current residents renew and on the date the Lease Contract is fully executed (deposit and fees paid, application and Guarantor approved if required, and a lease signed). You acknowledge that your permission is not required to lease vacant bedrooms in the apartment assigned to you. You understand roommate compatibility is not guaranteed.

Pet Policy: A maximum of two (2) pets per household are allowed and must comply with our restricted breed and weight limit restrictions. There will be a one-time, non-refundable pet fee (per pet) and a monthly pet rent (per pet).

Resident Shield: This program is a Security Deposit Waiver related to physical damage caused to the building by the resident. This program is mandatory for all leaseholders and reoccurs on an annual basis.

Notification: Applicant(s) will be informed of the status of their application immediately or by telephone within three (3) business days (Mon-Fri) from submitting the application and the required processing fee. If the applicant is declined or accepted with an additional deposit and conditional rent, the applicant(s) will be given an adverse action letter with information to contact the independent applicant screening company to request copies of the information used to determine eligibility for occupancy. The Landlord and RISE Residential, LLC, their agents, partners, members, employees, affiliates, and subsidiaries cannot be held responsible for inaccuracies in any information obtained from the independent applicant screening company.
